CASE STUDY ONE: WHOLE FOODS AT UNION SQUARE
BCD Property was engaged to manage the interior renovation for whole Foods union square – Whole foods flagship and busiest store in the world. This challenging project (one of 3 Whole foods NYC renovations we managed) went flawlessly despite the myriad of challenges we were presented with. The project included the removal and renovation of interior signage, facades and walls and rebuild and repair and repaint of every interior space on all three levels. While the project itself was not our largest it was extremely fun and challenging as the entire project had to be done after the store closed and before it opened each night and day. We had a window from 11pm to 645am to mobilize a team of up to 25 people to get in, prep, protect, work, break down and clean up each and every day – during not only the overnight session but during their busiest season(s) – Thanksgiving into Christmas. This project lasted nearly 3 months and was a huge success. IT came on the heels of our successful interior renovation of the Whole Foods Chelsea store and the Whole Foods oF Westport exterior renovation(s).
Case Study TWO: 65 E Main Street Full Interior and Exterior renovation
IBCD Property was engaged to manage and perform the design, permitting and build of a complete exterior renovation of a mixed use commercial building in downtown Elmsford, NY. BCD Property was in from the beginning of a complete interior and exterior gut renovation of a once near condemned property on Main Street in Elmsford, NY This property which had more than 40 violations, an underground oil tank, 60 year old oil furnace, 4 abandoned and completely decimated 1br apartments and abandoned store. Over the course of the project the BCD Property team worked hand in hand with design team, engineering and the expert sub- contractors that were engaged to accomplish a near miraculos transformation. The property is now a state of the art, brand new mixed use property with underground parking, 7 state of the art apartments with an additional 9 bedrooms, 2 fully renovated retail stores, new 800 amp electrical service with new wiring in every inch of the building, a removal of underground oil tank and 60 year old oil furnace, a replacement of a failing roof and windows and all new plumbing systems to 10 new bathrooms with 9 new hvac systems in each of the units. The second phase of this meticulous commercial renovation included the redesign and rebuild of the exterior of the property including all new integrated facades, clock tower, roof, eifs, exterior lighting and doors and windows. The project ran the gamut of every possible renovation that could be done in a commercial space, retail space and residential (apartment) space and has been deemed a massive success as the property now boasts a 100% current occupancy rate and was called the “nicest looking building on the street…”
